The lead time may be 3 days for an existing home and 2 weeks for new construction. Often inspectors can provide a report on-site or email one same day. COST: $225 to $300. Radon, Asbestos, Lead-Based Paint, Mold and EFIS/Moisture Tests are additional. Radon: $125; please visit www.EPA.gov or call TN RADON HOTLINE (800-232-1139); to research recommended Radon level. EFIS: Please visit www.moisturewarranty.com to research this cladding. You are welcome to attend the 2 to 5 hour inspection; or just show up for the final 30 minute summation. |

Tennessee Home Inspectors are REQUIRED to be licensed or certified. Please visit the State of TN Home Inspector Licensing Program site and the American Society of Home Inspectors to research inspectors. |

The inspector's job is to tell you everything; so do not be alarmed over a long list. |
|
|
It is important to note that these inspectors are not termite inspectors. |
|
|
Often the inspector can give you a rough estimate on the repair expense; and may be able to do the work. Ask your inspector for handymen and general contractor referrals. |
|
|
When scheduling the inspection, ask the inspector if you should schedule another for the specialties such as pool, hot tubs, fireplaces. It may be necessary to visit the Yellow Pages for Pools, Chimney Repairs, etc. |
|
|
Most importantly, The inspection is to determine malfunctioning HVAC systems, plumbing, electrical, and structural problems. The inspector will not report cosmetic items. |
